As part of a Home Information Pack (HIP) for residential sales or as a stand alone product for private rentals,
every EPC instruction is managed from start to finish by our dedicated schedulers ensuring that each appointment
is made for the DEA within 48 hours of receiving the instruction. Once the DEA arrives at the property they will
complete the EPC and have it uploaded to the Landmark database where the scheduler will return it to you within
24 hours of completion.
The EPC tells you how energy efficient a home is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in band A.

There are two ratings shown on the EPC:
- The environmental impact rating measures the impact of the property on the environment in terms of carbon dioxide (CO2) emissions.
- The energy efficiency rating measures a property’s overall efficiency.
The energy efficiency and environmental impact of the property will vary according to its age, location, size and
whether it has been insulated and is heated to modern standards. The average rating for a property in England and
Wales is band E. The EPC is a very useful document for recommending improvements to a property that will help
increase its efficiency and reduce its carbon emissions on the environment.

full project management throughout to ensure your instruction is dealt with efficiently

In terms of our ability to turn EPCs around in a timely fashion, we commit to booking the
EPC with the tenant within 24 hours of instruction (this will lengthen if all instructions
are provided in one go) and to undertaking the assessment within 4 days of receiving the
booking, subject occupiers allowing access.
ERS will assign a relationship manager who will manage all aspects of communication between
ERS and its clients. They will also decide what resource is needed at various stages of our
partnership. Our relationship manager will be totally responsible for ensuring the planned
work has been booked into our contact centre on a weekly basis. They also have the facility
to set up a dedicated phone line for clients, organise internal project workers and call upon
IT support at very short notice. The planned work can be sent to us if preferred, via our web
based instruction portal which is immediately sent to our Contact Centre for handling and booking.
This portal has been built to ERS specifications and you will be issued with a unique username and
password to allow you to instruct us in this way if you prefer. The portal also allows the
tracking of jobs on a real-time basis.
